2009 Aventura Florida Condo Re-sales

As the first month of the year comes to a close I thought we would look at the Aventura condo closed re-sales so far this year.  As of right now there have been a total of 35 condo re-sales in Aventura.  Out of these 70% of the condo re-sales have been under $300,000.  Below is a list of the condo re-sales over $300,000 so far this year.

  • The Peninsula condo unit #1104 2BR, 2.5BA sold for $720,000

The old saying rings true “A Picture Is Worth A Thousand Words” and when it comes to listing your property and showcasing it the best way possible, photos are an essential tool in the marketing mix of your home.  With over 85% of buyers beginning their search for properties on the internet it goes without saying that the quality and number of photos are of the essence.  I have shared with you in this post a small sample of some of my listing photos.

My photographer Luis Travieso has been photographing my listings for the past 10 years and he has a pretty elaborate set-up with lenses, flashes and etc. , he has also shot my aerial photos.  A significant part of my advertising dollars is set aside for listing photos with the average cost of listing photos from $550.00 to $1,000 depending on size/square footage of property while aerials range in upwards of $2,000 and I strongly believe in consistency and high quality images.

The image of your property will be the first impression a buyer while get while browsing for homes on the internet and it is therefore among other things why it is so important to be particular about the quality of the images.  Sellers understand that it might take a couple of rescheduled shoots until the weather cooperates.

I always say if you have poor quality and gloomy photos it translates into having a poor quality and gloomy home as far as the internet is concerned.


There are 3 towers that make up Hidden Bay in Aventura Florida.  There are currently a total of 58 units on the market ranging in price from $179,000 for a 1 bedroom/1 bath to $2,100,000 for a two-story 3 bedroom/3 Bath tower suite.

In the past 90 days there have been 3 closed sales a 2 bedroom/2.5 bath for $420,000 a 3 bedroom/2.5 bath for $420,000 and a 4 bedroom/4.5 bath for $850,000.

Hidden Bay offers a 66-slip private marina, tennis courts, golf course, clubhouse and fitness center and overlooks the ocean and intracoastal waterway and is located in Aventura Bay (Dumfoundling bay).

Hidden Bay is just minutes from my office in Aventura and next to 12-Acre Founders Park and two minutes to Aventura Mall.

Golden Isles Year In Review

Golden Isles is a gated waterfront single family home community with approximately 307 homes.  In 2008 there were a total of 10 sales in Golden Isles.  The lowest sales price was $500,000 and the highest sales price was $1,649,000.  I am very active in this community and sold 50% or 5 of the sales in this community in 2008 including the 2 sales mentioned above.  Clients often ask me “Where will the buyer for my house come from”? and although I don’t have a crystal ball, I do know where 50% of the buyers for this Golden Isles Waterfront community came from and even though this community is a small part of South Florida it is still a good representation of how international South Florida truly is.

Porto-Vita is an exclusive community located on the Intracoastal waterway and across from The Fairmont Turnberry Isle Resort & Club in Aventura Florida and is considered one of the elite (higher end) developments in South Florida. Porto-Vita offers two condo towers, mid-rise condos, as well as townhomes directly on the Intracoastal waterway. Porto Vita is a Lifestyle with the most ultimate amenities including The Villa Grande Club and a 21 slip private marina. Location is everything, between both infrastructures of Miami-Dade and Fort Lauderdale Florida and minutes from shopping at “The Aventura Mall”, “The Shops of Bal Harbour” and South Beach.

Current Market Data:

Active Condo Listings: 21 (List Price Range from $1,149,000 to $6,000,000)

Active Townhome Listings: 1 (List Price $2,495,000)

There have been 3 closed sales in the past 12 months at Porto-Vita and the highest price was a condo which sold for $3,600,000 in January 2008.


The regulation (Fla. Stat. §718.111 (2008)), effective January 1, 2009, will require Florida condominium owners and their insurers to specifically name their condominium association as an additional named insured. In addition, the minimum amount of loss assessment coverage carriers must provide has been increased from $1,000 to $2,000.

Some of the major implications on South Florida condominium ownership include:

  • Condominium associations may require each unit owner to provide evidence of a hazard and liability insurance.
  • Effective January 1, 2009, unit owner policies must include loss assessment coverage of at least $2,000 per occurrence.
  • Effective January 1, 2009, condominium associations must be listed as a loss payee (additional interest) on all unit owner policies issued. The actual wording includes reference to additional named insured and this wording is up for review in the next legislative session.
