South Florida is a Great Place to Live Right Now!

South Florida real estateThe news from the South Florida real estate market has been exceptionally positive lately.

One recent article noted that the area’s economy has been improving quite noticeably lately, emerging from the global recession stronger than before.

Today, I’m going to tell you about how our local economy is showing gains lately.

The Economy is Rebounding in South Florida

First, let’s start with the real estate market. According to the recent article I was reading, the housing market is hot once more, with home demand and home prices on the rise.

Meanwhile, condo developers are revving up activity once more.

The Miami Herald article also noted that the hospitality and tourism business is improving, with activity steadily increasing since 2010.

As of 2012, record numbers of visitors had stayed in area hotels. And experts believe that this year’s numbers are going to surpass even that!

The local economy is also seeing diversification, with Miami increasingly becoming a technology and healthcare hub.

Meanwhile, the area is also seeing a lot of key development, such as the recent Miami International Airport expansion and the Port of Miami tunnel development.

Other key developments that have been in the news recently include the Verizon NAP of the Americas in downtown Miami, the proposed new Miami Beach Convention Center and more!

Miami is also becoming well known for being a place to come as an entrepreneur.

For instance, the Global Entrepreneurship Monitor U.S. Report showed that Miami is 30 percent more entrepreneurial than the rest of the country.

No matter what price range you’re in, there is likely a home for you in the Harbor Islands community.

That’s because this diverse neighborhood features numerous distinctive enclaves – which run the gambit from luxury town homes to stately single-family homes.

Thus, if you’re in the market for a single-family home, you’ll be pleased to learn there are currently 29 listings in Harbor Islands – ranging in price from $580,000 to $3,850,000.

While single-family homes are certainly the largest search category when it comes to Harbor Islands, there are also plenty of options for those looking for a townhome.

In fact, there are currently 6 active listings in Harbor Islands for townhomes. These properties tend to range in price from $499,000 to $1,349,000.

Even if you’re not in the market to buy a property, there are still opportunities for you to become a resident of this Hollywood community thanks to four available rental homes in the community.

These properties tend to cost anywhere from $5,500 per month to $8,500 per month.

Real Estate Market Report for Hollywood Lakes Subdivision in South Florida

A lot can change over the course of a year in the South Florida real estate market.

The home sales data for this historic neighborhood (located off the Intracoastal Waterway and Atlantic Ocean) is compared below during the first part of the year for 2010 and 2011.

Hollywood, Florida Real Estate

Here’s a look at closed sales data in Hollywood Lakes from Jan 1, 2010 to May 16, 2010.  Please keep in mind this is only for closed sales not active listings.

  • Total homes sold: 22
  • Minimum list price: $160,000
  • Maximum list price: $1,300,000
  • Minimum sales price: $99,000
  • Maximum sale price: $1,275,000
  • Minimum Days on the Market: 1
  • Maximum Days on the Market: 478

Now compare that with sales date for Hollywood Lakes between Jan. 1, 2011 and May 6, 2011:

  • Total homes sold: 17
  • Minimum list price: $235,000
  • Maximum list price: $619,000
  • Minimum sales price: $234,000
  • Maximum sale price: $580,000
  • Minimum Days on the Market: 6
  • Maximum Days on the Market: 401

One of the biggest conclusions I’ve drawn from this data is that the South Florida real estate market is beginning to stabilize and grow.

Consider This: 45 percent of homes that sold in that time period in 2010 were on the market for more than 100 days, compared with 41 percent in 2011.

And while sales prices are lower in 2011, they’re closer to the list price than in 2010, where the difference varied widely in some cases.

Commodore Estates within Harbor Islands offers 29 luxurious two-story Mediterranean-style homes in the price range of $1,475,000 to $3,200,000.  The floor plans of the residences, built between 2000-2004, range from 3,700-4,875 square feet and include 4-6 bedrooms with 4-6.5 bathrooms and 2-3 car garages.

Edgewater at Harbor Islands:

Comfortable living exists in 139 residences within Edgewater, in Harbor Islands. This is a truly executive retreat, from the residence 6’ privacy wall and 8’ village wall to the underground utilities, leaving the streets beautiful and uncluttered. Potential residents can choose from a variety of one and two-story floor plans priced between $450,000 to $1,350,000, with approximately 30% of them waterfront. The newest community in Harbor Islands, Harbor Pointe, is only one of two that offers deeded docks direct Intracoastal waterfront. The floor plans of the residences, built between 2002-2006, range from 3,700-6,700 square feet and include 4-6 bedrooms with 4.5-7.5 bathrooms and 2-3 car garages.

The most exclusive waterfront living in Harbor Islands, this is why it is named  The Estates. It is very seldom when there is a home for sale in The Estates.  Buyers can choose from 27 waterfront homes with deeded docks  and only one dry lot in the community, price range are from $2,300,000 to $5,000,000. The floor plans of the residences range from 3,875-9,400 square feet and include 4-7 bedrooms with 3.5-7.5 bathrooms and 2-4 car garages and all built between 1999-2002.
