Hollywood Historic Home Tour Coming Soon to South Florida

Are you a South Florida resident who has a deep appreciation for historical homes and architecture? If so, I recommend you attend the Hollywood Historic Home Tour on February 26.

Tour Hollywood, Florida Homes

Incorporated in 1925, Hollywood was initially developed in reaction to the South Florida Boom times of the 1920s.

The community was meant to be a “city of dreams,” according to its original founder, Joseph Young.

Today, the community conjures images of luxury single-family homes and high-end hotels whenever it’s mentioned to South Florida residents.

Considered the 9th largest city in the state of Florida, Hollywood  is also known for its family-friendly atmosphere and deep historical roots, especially when it comes to its collection of historical homes.

That rich Hollywood history will be celebrated during the 11th annual Historic Homes Tour.

  • Where: Event starts at Art & Cultural Center, 1650 Harrison Street in Hollywood

Mexicans Increasingly Investing in South Florida Real Estate

For months I have been telling you about how Brazilian nationals have been spurring activity on the South Florida real estate market by investing in South Florida homes for sale.

Now it appears that another group of foreign nationals are finding South Florida real estate increasingly attractive: Mexicans.

According to a recent article in the Miami Herald, Mexicans find that South Florida is a safe place to invest their money outside of their home country, where violence has steadily increased over the years.

South Florida Real Estate Market Attracting International Buyers

While Mexican nationals have historically invested in properties in border cities such as El Paso and San Diego, an increasing number of Mexicans are investing in South Florida, specifically Miami.

By some estimate, Mexican investors have invested about $30 million in the South Florida real estate.

And according to the Commerce Department’s international trade administration, Mexicans made a direct investment of $31 billion in the United States in 2008.

Most experts attribute the surge in Mexican nationals investing in the United States to the violence that is occurring across the border.

Since the Mexican president Felipe Calderon launched a war on drug cartels in late 2006, more than 40,000 Mexicans have been killed in the fighting.

Consequently, the United States has issued an increasing number of visas to Mexicans.  Between 2007 and 2009, the number of visas for Mexican investors grew from 15,000 to 21,000.

In 2009, about 250 Mexicans were granted asylum in the United States.

Real Estate Market Report for Hollywood Lakes Subdivision in South Florida

A lot can change over the course of a year in the South Florida real estate market.

The home sales data for this historic neighborhood (located off the Intracoastal Waterway and Atlantic Ocean) is compared below during the first part of the year for 2010 and 2011.

Here’s a look at closed sales data in Hollywood Lakes from Jan 1, 2010 to May 16, 2010.  Please keep in mind this is only for closed sales not active listings.

  • Total homes sold: 22
  • Minimum list price: $160,000
  • Maximum list price: $1,300,000
  • Minimum sales price: $99,000
  • Maximum sale price: $1,275,000
  • Minimum Days on the Market: 1
  • Maximum Days on the Market: 478

Now compare that with sales date for Hollywood Lakes between Jan. 1, 2011 and May 6, 2011:

  • Total homes sold: 17
  • Minimum list price: $235,000
  • Maximum list price: $619,000
  • Minimum sales price: $234,000
  • Maximum sale price: $580,000
  • Minimum Days on the Market: 6
  • Maximum Days on the Market: 401

One of the biggest conclusions I’ve drawn from this data is that the South Florida real estate market is beginning to stabilize and grow.

Consider This: 45 percent of homes that sold in that time period in 2010 were on the market for more than 100 days, compared with 41 percent in 2011.

And while sales prices are lower in 2011, they’re closer to the list price than in 2010, where the difference varied widely in some cases.

Hollywood Lakes largest estate was built in 2001 and is located on Northlake at 900 S. City Of Hallandale Approves $85 Million Dollar Retail Project

Hallandale Square Project

600 E. Hallandale Beach Blvd.

The City of Hallandale recently approved plans for a five-story 380,000-square-foot retail project located at the southeast corner of Hallandale Beach Boulevard and Federal Highway (US 1).  Hallandale Square will include approx. 320,000 square feet of retail, 28,000 square feet of restaurants, a 749 seat movie theater and open atrium.  Developers estimate construction to begin late spring.  The pedestrian friendly project will focus on environmentally friendly materials and design.

Whole Foods Market Coming to Hallandale Beach Florida

Whole Foods Market will be coming soon to Hallandale Beach Florida  just around the corner from the waterfront community of “Golden Isles”.  Whole Foods will be one of the anchor tenants along with Cobb Theaters for the Hallandale Square Project which is located just north of the $1billion mixed-use project , Village at Gulfstream Park.  Currently there is an old shopping center where Tony Romas and The Knife restaurant are located along with other offices and retail.

Hallandale, Hollywood, Aventura and Golden Beach Seeing Fast Growth

Hallandale Beach Florida is changing fast and is yet another reason why I think the cities of Hallandale, Aventura, Golden Beach and Hollywood Florida along with sub-communities of Harbor Islands, Hollywood Lakes, Golden Isles, Presidential Estates, Aventura Lakes and Porto-Vita will be some of the key areas for growth and appreciation since they benefit from being “in the center of both market’s of Miami and Fort Lauderdale”.
