Another home is torn down in the gated community of Golden Isles Hallandale Beach, FL 33009. The land with the structure just closed for $750,000 on November 5, 2010. The structure was cleared/demolished in preparation for a new single family home. The cost of the demolition was approximately $32,000. There are now 7 new homes being constructed in Golden Isles, only two are spec homes. Golden Isles is undergoing many improvements including new bridges, new guard house, new water lines and has seen much growth in the past few years.

New Home Construction Rises In The Waterfront Community Of Golden Isles Hallandale Florida
There has been a rise in new home construction in the waterfront community of Golden Isles in Hallandale Florida. All the homes pictured below are currently under construction and are being built by end users, only one is a “Spec” home. All of these homes are nearly complete. There are also 3 new vacant land purchases that will soon also have new homes built.
Golden Isles itself has been going through a makeover including new bridges, new guard house and new water lines. These new homes will further improve the aesthetic appeal of the community and continue to establish Golden Isles as a very desirable deep waterfront community in South Florida. Golden Isles Bridge Improvements
Here is my first of many more community video blog posts to come. As I had mentioned in a previous post, the City of Hallandale has begun the improvements to the bridges in the waterfront Golden Isles community and the project is set to be completed November of this year. The current concrete and metal barriers are being replaced with decorative barriers and lighting. There are 307 homes in Golden Isles and the residents are committed to enhancing and improving the community as they have recently also completed a new guard house, curbs and landscape projects.

Waterfront Golden Isles Community Gets New Bridges
The City of Hallandale Beach has begun construction to improve the bridges in the waterfront community of Golden Isles. The bridge improvements are mostly for aesthetics and for preventative maintenance. The concrete and steel commercial type barriers will be replaced with more decorative concrete barriers and decorative lighting, the center posts of each section will have beautiful ornate aluminum light fixtures. Golden Isles has recently completed the new guard house, new curbs and landscape projects, so this new bridge project will truly enhance the community as a whole. This will help provide Golden Isles with a fresh look for the years to come. The expected completion date is November 2009.

New To The Market In Golden Isles
Last week 619 Palm Drive in Golden Isles came on the market. Golden Isles is a gated waterfront community directly on the border of Miami Dade and Broward County. The home rests right on the Intracoastal Waterway with beautiful views and vibe of boats cruising along the Intracoastal. The two-story home was built in 1997 and has 5 Bedrooms, 4.5 Baths with over 5,000 sq.ft. Golden Isles is a gated waterfront single family home community with approximately 307 homes. In 2008 there were a total of 10 sales in Golden Isles. The lowest sales price was $500,000 and the highest sales price was $1,649,000. I am very active in this community and sold 50% or 5 of the sales in this community in 2008 including the 2 sales mentioned above. Clients often ask me “Where will the buyer for my house come from”? and although I don’t have a crystal ball, I do know where 50% of the buyers for this Golden Isles Waterfront community came from and even though this community is a small part of South Florida it is still a good representation of how international South Florida truly is.

Changes to Insurance Regulations Impact South Florida Condo Owners
The regulation (Fla. Stat. §718.111 (2008)), effective January 1, 2009, will require Florida condominium owners and their insurers to specifically name their condominium association as an additional named insured. In addition, the minimum amount of loss assessment coverage carriers must provide has been increased from $1,000 to $2,000.
Some of the major implications on South Florida condominium ownership include:
- Condominium associations may require each unit owner to provide evidence of a hazard and liability insurance.
- Effective January 1, 2009, unit owner policies must include loss assessment coverage of at least $2,000 per occurrence.
- Effective January 1, 2009, condominium associations must be listed as a loss payee (additional interest) on all unit owner policies issued. The actual wording includes reference to additional named insured and this wording is up for review in the next legislative session.
