High End Real Estate Sales Making a Comeback in the Aventura Florida Real Estate Market

A new record was recently broken in the South Florida real estate market when I closed on 3903 Island Estates Drive in Aventura in December, it became the highest priced sale on an Aventura single family home since 2006 and the 2nd highest priced sale for a single family home ever.

This gorgeous 6 bedroom, 8.5 bathroom new construction home sold for $4,350,000 in December, it was a cash transaction.

Luxury Home Sales Picking Up in South Florida

Our recent closing on 3903 Island Estates Drive illustrates a larger trend in the Aventura real estate market.  Wealthy home buyers are returning to the luxury housing market en masse.  Why? Because this is the perfect environment for buying a luxury South Florida property:

  • A stronger stock market has boosted home buyer confidence
  • Low interest rates have created a buyer’s market in Aventura, Florida
  • Signs abound that prices for luxury properties have bottomed out , giving South Florida home buyers yet another reason to enter the market.

All of this has led to an increase in home and condo sales in Miami-Dade and Palm Beach counties.  In December, there were at least 5 condo sales in Palm Beach County that sold for more than $2 million.  Twenty-five houses also sold for more than $2 million in Palm Beach County.

In Miami-Dade County, at least 10 homes and 15 condos sold for more than $2 million in December.

The spike in real estate activity can be largely attributed to foreign buyers such as Canadians and Brazilians wanting to take advantage of the low prices on condos, said Ron Shuffield, president of our company, Esslinger-Wooten-Maxwell, Inc. Realtors. That factor definitely played a role in the recent sale of 3903 Island Estates Drive: the buyer was Brazillian.

New Home Construction Rises In The Waterfront Community Of Golden Isles Hallandale Florida

There has been a rise in new home construction in the waterfront community of Golden Isles in Hallandale Florida. 8 Year Snapshot Of Single Family Real Estate Inventory in Broward County

A picture is worth a thousand words, in this case it’s an 8 year snapshot of the Broward County real estate market….the peak of the market was March 2005 when we had the lowest supply of inventory of single family homes in Broward County including the cities of: Fort Lauderdale, Davie, Plantation,Weston, Hollywood and Hallandale Beach.  It was a extreme Seller’s market, inventory steadily increased and peaked in April of 2008 and has since been declining and we now have the lowest amount of inventory we have seen in sometime.  It’s now challenging to find “Good Inventory”and it’s all about “Supply & Demand”, especially in the key communities and developments like: Las Olas, Rio Vista, Harbor Beach, Weston, Windmill Ranches, Hollywood Lakes, Harbor Islands and Golden Isles.

Hollywood Boulevard Improvement Project Has Begun

On April 30th the City of Hollywood Florida commenced the long awaited Hollywood Boulevard Improvement Project. The project will take nearly a year to complete and it’s main objective is to construct a median that will prevent direct crossing from north to south along the Hollywood Boulevard which has caused numerous accidents over the years. The landscaped median will be 19 feet wide and will span from the Intracoastal Bridge (recently renovated as well) to Downtown Hollywood, the project will also focus on improved drainage.  The Hollywood Lakes community will definitely benefit from the project which in addition to preventing direct crossing along Hollywood Blvd. will also add to the neighborhoods aesthetic appeal.

Golden Isles Bridge Improvements

Here is my first of many more community video blog posts to come.  As I had mentioned in a previous post, the City of Hallandale has begun the improvements to the bridges in the waterfront Golden Isles community and the project is set to be completed November of this year.  The current concrete and metal barriers are being replaced with decorative barriers and lighting.  There are 307 homes in Golden Isles and the residents are committed to enhancing and improving the community as they have recently also completed a new guard house, curbs and landscape projects.
