Life on the Beach: 5 Reasons to Invest in Beachfront Real Estate in South Florida

Do you dream of waking up, rolling out of bed, and heading outside to feel the sand between your toes? If you’ve longing for your own little piece of paradise—one that’s steps away from the beautiful crystal waters of the Atlantic Ocean, then now is your time to buy a beachfront property.

There’s no better place to buy it than South Florida. Here, you’ll discover a wide variety of towns and communities beckoning you to come and visit. Whether you want to live right on the beach in a beautiful single-family home, in a stylish condo with an oceanfront view, or in a community with deep water access, you’ve come to the right place.

Still need convincing? Here are five reasons to buy a beachfront home in South Florida.

The Lifestyle Amenities

One of the most straightforward reasons to buy a home on the beach is, well, the beach! Whether you’re seeking a vacation home for the summer or a year-round estate, living on the beach comes with so many beautiful perks.

Sunrises and sunsets just got a million times prettier, and you’re minutes away from your favorite aquatic recreational opportunities. What’s not to love about living on the beach?

The Convenience

Living close to the beach—especially in South Florida—also means living close to a wealth of other attractions in the area.

Depending on which specific beach you chose, you’re likely just a short drive away from entertainment venues, golf courses, shopping centers, parks, and the bustling center of Miami.

Every Day Will Feel Like Vacation

Have friends coming over to hang out? Take them to the beach. Need a day to yourself to relax and unwind? Grab a beach towel, a book, and some sunscreen. Want to go for a walk along the shore at sunset? The world is your oyster!

Having the beach as your backyard will make every day feel like its own little vacation. In a world as busy and action-packed as the one we live in, this is the ultimate blessing.

The Property Values

Property values for beachfront homes are only going to increase—making now the time to invest. In a few years, your property will likely be worth much more than you paid for it.

Income Potential

If you’re looking for a beachfront property as a second home, you have the potential to turn it into a source of supplemental income.

Plan on only staying at the beach for a month or so? Use the other weekends to rent it out to vacationers on AirBnB or VRBO. This is a great way to earn some extra money every month, which you can then use to make additional mortgage payments or fix up the property.

Ready to Take the Plunge in South Florida?

There are a million and one reasons to buy a home in South Florida, and the beach is only one of them. Come explore everything this amazing area has to offer, and find your dream home today.

HOA Guide: Everything You Need to Know Before You Buy a Home with a Homeowners Association

A real estate agent taking a couple on a tour.

In real estate, it’s important to know exactly what you’re getting yourself into. As you search homes for sale in South Florida, pay attention to all the listing notes. Will maintenance be included? Is it a golf course community? Is it part of a master-planned community?

Often times, the more luxurious a neighborhood is, the more likely it is to have a homeowners association, or an HOA. If you’re thinking about buying a home with an HOA, it’s important to know exactly what that entails.

What is a Homeowners Association?

Simply put, a homeowners association is an organization that oversees the general maintenance of a community. HOAs may be responsible for maintaining community spaces, such as neighborhood pools, clubhouses, fitness centers, and general lawn care.

Typically, an HOA is governed by a board of volunteers who live in the neighborhood. However, for some new-construction communities, the HOA may be comprised of the neighborhood’s developers.

What are the Benefits to Having an HOA?

Depending on your neighborhood, and the guidelines for its HOA, there are a myriad of benefits they bring to the community! Some general ones include:

  • They provide maintenance such as lawn care, landscaping, and community upkeep
  • Use of amenities (think: swimming pools, fitness centers, and clubhouses)
  • Social events and programming to promote a set neighborhood community

Are There Any Drawbacks?

HOAs aren’t for everyone. Again, depending on the specific guidelines of your HOA, you may not agree with some of their rules. Throughout our experience serving home buyers in South Florida, here’s some of the feedback we’ve heard from homeowners dissatisfied with their community’s HOA:

  • HOA dues can be costly—they can range from a couple hundred dollars a year to a couple hundred dollars a month.
  • Major upgrades and additions must be approved by the HOA board.
  • The HOA sets the standards for your home—they may have specific rules outlawing certain kinds of lawn ornaments, flowers and plants, and other things relating to your home’s appearance.

Always Read the Fine Print

A man handing a new homeowner a set of keys.

HOAs differ in what they offer and what maintenance they provide. Whenever you’re making an investment, especially one that will determine your lifestyle, it’s important to read all the fine print.

If you have a question about a particular South Florida neighborhood’s HOA, please don’t hesitate to give us a call! Our team may be able to provide you with useful information regarding specific South Florida neighborhoods.

Planning Your Move: 5 Relocation Tips to Make Your South Florida Move Easier

A man using a wheel of tape to seal up a moving box.

Sometimes, a little change of scenery can do us good!

If you’re planning an upcoming move to Miami-Dade or Broward County, congratulations! This is a wonderful area for so many reasons, and we’re thrilled that you’ve decided to call it home.

Once you’ve bought your Miami-Dade dream home, it’s time to plan for the tricky part: relocating. We’re here with five relocation tips to make your upcoming move a little easier.

Tip 1: Start Early

As early as you can. Ideally, you should start planning for your move when you start the process of selling your current home.

First, go through all of your belongings to determine what you can sell, donate, or throw away. Reducing your belongings will make moving much easier—after all, it’s less stuff to pack!

Also, begin getting together moving supplies as early as you can. Gather boxes of all sizes, packing tape, labels, and other packing materials like bubble wrap.

Tip 2: Label By Room

A living room with a sectional sofa, shag rug, and glass coffee table.

If you have the time, pack up one room at a time. Come up with a system of labels so you know which boxes belong to which room.

Try to start with a room you don’t use as often, and work your way through the remaining rooms as you approach moving day.

Tip 3: Pack Fragile Items with Towels & Clothing

If you have a lot of fragile items, try to pack them with softer things like clothing and towels. This will save you money on additional packing materials and cushion your more delicate belongings.

Be sure to carefully label your fragile boxes. In addition, remember the golden rule of packing: the heavier the item, the smaller its box should be. This will save you some back pain!

Tip 4: Enlist Your Friends and Family to Help

A young couple sitting on the floor next to their moving boxes.

Let’s face it: professional movers are expensive. Plus, their rates tend to increase substantially during the warm summer months.

If you’re planning an upcoming move to South Florida, see if you can persuade your friends and family members to help you out! Offer them food, drink, and maybe even some money to give you a hand lifting boxes and organizing your belongings.

Tip 5: Pack an “Emergency Bag”

Load this with everything you’re going to need right away. This includes:

  • Any medication
  • Your cell phone
  • Your cell phone charger
  • Any emergency contacts not saved on your cell phone
  • If you’re traveling with pets, their vet records
  • Cash and other valuables
  • Snacks
  • Instant coffee or an energy drink
  • A change of clothes

Scott’s Picks for 5 Great Restaurants

When it comes to delicious dining, South Florida has pretty much cornered the market. Not only is it home to some of the country’s finest seafood and Spanish cuisine, it’s bursting with all kinds of award-winning flavors and innovative dishes.

In fact, here are our five favorite restaurants throughout the South Florida area.

Casa Tua

Lavish meals. Authentic Italian atmosphere. An unbelievable ambience.

Those are three ways to describe the impeccable Casa Tua restaurant in Miami Beach. Featuring gourmet Italian food and an amazing wine list of hard-to-find treasures, this is one meal you won’t soon forget.

When you visit, we highly recommend trying the Veal Milanese. At the end of the night, say goodnight with some delicious handmade gelato or some tiramisu.

Zuma

Friends sharing sushi.

Prepare for the meal of a lifetime at Zuma. Start the night off with a phenomenal cocktail like the Rikka and Tonic before sampling some of their appetizers. Ask your server for a recommendation, you won’t be disappointed.

The sushi rolls are deliciously fresh and everything is prepared to the highest standards imaginable. The soothing ambiance perfectly complements the amazing good. Some highlights include the seared beef with pickled daikon and fresh truffle dressing, as well as daily maki.

Nobu

Friends enjoying wine over dinner.

Critically acclaimed for its world-class sushi and innovative Japanese-Peruvian fusion, Nobu is a must-try in beautiful Miami Beach. Located in the Eden Roc Resort off of Collins Avenue, this is the perfect place for a celebration, an anniversary dinner, or a quintessential “treat yourself” kind of meal.

The breakfast buffet in particular is legendary. Specially designed by Chef Nobu Matsuhisa himself, it offers something sweet, something savory, and just about everything in between.

Some must tries are the Black Miso Cod, the Yellowtail Sashimi, and the Green Tea Chicken and Waffles for breakfast!

Komodo

A plate of decadent Asian food.

It’s not just dinner, it’s a destination. Komodo is a delightful Asian-fusion restaurant with amazing ambience and incredible food. Try to get a seat at the two-story outdoor patio area, complete with giant birds nest hovering over the first floor.

For the appetizer, enjoy the crispy rice hamachi and grilled avocado. Next, the Korean fried chicken is to die for, as is the miso salmon. The duck bahn mi is another worthy contender. My recommendation? Bring some friends and share everything!

Valentino’s

A plate of steak and asparagus.

There’s just something about Italian cuisine—and Valentino’s does it just right. Authentic, delicious, and always flavorful, Valentino’s Cucina Italiana in Fort Lauderdale is perfect for date night or every night.

Start with the foie gras panzotti starter and end with vanilla Panna Cotta. For everything that comes in between, ask your server for their recommendation. The service here is almost as impeccable as the food!

Tips for Surviving Spring Breakers in South Florida

Group of young adults on vacation.

Once again, spring break season is upon us.

If you’re a seasoned local, you know the drill. South Florida is about to become a hot spot for college students across the country looking to have the time of their lives! However, this means a few things for us year-round South Florida residents.

New to the area? Here are four tips for surviving the spring breakers that will soon be invading our beloved beaches, brunch spots, and bars in South Florida.

Prepare Yourself for Traffic

Download a few new albums or a podcast to listen to on your commute, because traffic is about to get a little nuts.

If possible, see if there’s another route you can take to get to your favorite destinations! This happens every year, so it’s good to plan ahead as much as you can.

Pick a Less Popular Beach

A deserted Florida beach with footprints in the sand.

If you’re absolutely dying to go to the beach, stay away from the more popular ones. For example, stay far, far away from Ocean Drive because this is one of the most popular spots for spring breakers.

Instead, visit Oleta River State Park. Located in North Miami Beach, this is a great place to sunbathe and get a workout in as you bike, kayak, or fish onsite!

Or, Try Some “Off-Beat” Local Attractions

Every spring break without fail, South Beach is the biggest destination for tourists and college students. That’s why we recommend staying north of all the madness, by spending time in North Miami Beach.

Although a little quieter than its southern counterpart, North Miami Beach is still bursting with fun things to do and eclectic attractions.

Visit the Ancient Spanish Monastery for a quiet afternoon marveling at historic wonders in the shade. As one of the oldest buildings in America, it’s a fantastic trip through the past.

Are museums more your thing? Take a quick trip over to Dania Beach to see the Wiener Museum of Decorative Arts.

Head Indoors

A woman holding large shopping bags and a cell phone as she browses a store.

After all, the spring breakers are here to hit the beach. You won’t find many of them indoors!

If you’re a big fan of shopping, check out Bal Harbour Shops in nearby Bal Harbour for fantastic upscale shopping and dining! You could also see a hip art film at a theater like O Cinema or the Tower Theater (we guarantee that no spring breakers will be there).

Even With the Tourists, South Florida is Still the Community of Your Dreams

Sure, spring break season can get a little hectic, but that’s just something you go through when you live in an area as amazing as South Florida. If you’re ready to explore the South Florida real estate market, we’re here to help.

If you’re ready to buy your South Florida dream home, please give us a call. We’d love to help you find the home that’s right for you, whether it’s in a destination city like Miami or a calmer seaside community like Sunny Isles.

Fun Things to Do in South Florida: An Insiders Guide

The surf, the sun, the culture, what’s not to love about South Florida? This area is an exciting hub of fun outdoor activities, jaw-dropping beaches, one-of-a-kind culture, and so much more.

From the area’s most gorgeous beaches and oceanfront destinations to the hottest night clubs and art districts, there’s something here for everyone. Allow me to guide you through this area’s can’t-miss attractions. It’s so easy to have fun in South Florida, I’ve broken it up into categories.

The Culture

Sidewalk art with chalk.Searching for cultural bliss in South Florida? Nothing comes close to the famed Miami Design District. This neighborhood is one-of-a-kind, and it’s packed with over 130 galleries, showrooms, stores, eateries, and more. Venues in this district host special seasonal events, so depending on when you visit you may be in for a show-stopping treat!

Popular events include film festivals, fashion exhibits, and musical performances featuring world-class artists. Not only is it a haven for art lovers, it also features amazing restaurants, bars, and other fun things to do!

I highly recommend siting down at the Mandolin Aegean Bistro for an unforgettable meal or Boombox on Wynwood for a night of dancing and drinking gourmet cocktails!

The Art

Head to Wynwood Walls. This urban graffiti art museum is a mainstay of Miami culture—and for good reason. I’m not kidding when I say that this location is dripping with art, it’s on every single wall! It’s the perfect addition to any trip to Miami, and when you live here you’ll want to visit again and again.

The art changes out regularly and this is the perfect place to discover new and exciting artists. I recommend grabbing an iced coffee or some ice cream and taking your time perusing the different works of art. It’s unlike any other museum you’ve visited, I promise!

Craving something indoors? Check out the Museum of Contemporary Art, which regularly features carefully curated exhibitions of modern artists and a permanent collection that never gets old.

The Beach

Young boy skipping on the beach.Ok, so now it’s time to talk about the real reason you want to move to South Florida. I don’t blame you—the beaches here are magnificent. There are so many to choose from but I’m going to focus on my top three.

If you’re in Miami, South Beach is iconic. It’s one of the most popular beaches in the world because it’s gorgeous and perfectly accented by all the fun things to do in Miami.

Looking for something a little more tranquil? Go to Sunny Isles Beach, famous for its soft white sand and unbelievably clear waters. This is a wonderful location for snorkeling and other aquatic recreation!

Want to go for a run along the shoreline? Then you can’t go wrong with a trip to Siesta Beach, which boasts an eight-mile shoreline and beautiful sparkling sand.
