Art Basel Guide 2013

art baselArt Basel is the second largest arts fair in the world, second only to Art Basel, in Basel Switzerland. It occurs annually and draws hundreds and thousands of spectator, artists, art dealers, and art collectors. There are literally hundreds of events and attractions during the fair and it takes place in large tents on both Miami Beach and in the Design District. This arts mecca lasts for only 5 days and it is one of the largest revenue generators for South Florida. Here are some of the most highly anticipated attractions, please note the show dates as Art Basel runs officially from December 5-9, but many events are open sooner!

Art Miami

Art Miami is located in the Midtown neighborhood and carries art from over 125 countries and galleries. It is on its’ 24th year and is the longest running art fair in the city. It contains some of the most important contemporary art in the world. It runs from December 3-8.

Design Miami

Design Miami features the worlds top designers, curators, and collectors to the location outside the Miami Beach Convention Center. There are 35 design galleries from 9 countries exhibiting 20th and 21st century furniture, lighting, and architecture. This fair takes place from December 4 to December 8.

What is 4th of July without Fireworks? Since South Florida is surrounded by water, we have many different fireworks displays that are truly spectacular and it seems every year they get better and better. One of our favorite ways to celebrate Independence Day is by boat. There are a number of places to view the festivities on the water and we are pleased to offer some of the best places along with the times the show will begin. Happy Fourth of July!

 

Key Largo

Fireworks at Blackwater Sound on the bay starting at 10pm

Islamorada

This is the closest Key to South Florida and the Rotary Club will be starting Fireworks at 9pm at Founders Park

Haulover/Bal Harbour

This is (removed such) one of the best places to watch the fireworks and have some fun with other boaters! The Haulover Inlet is a popular boating spot and the fireworks show will start at 9pm and go to 9:25

Bayfront Park

In the heart of Downtown Miami, Bayfront Park will have a full festival concluding with fireworks at 9pm, with the Miami Skyline in the background, this will surely be a stunning sight.

Fort Lauderdale

Just off A1A and Las Olas, the City of Fort Lauderdale will have a festival and a fireworks display starting at 9pm

For Fireworks viewing from the Ocean, Lauderdale by the Sea has an incredible display starting at 9pm at Anglin¹s Pier.

May Numbers are IN, and Sales Keep Rising

South Florida real estate salesThe Miami Association of Realtors and the Greater Fort Lauderdale Realtors announced the May 2013 numbers in comparison to the May 2012 numbers and they are evidence that the market continues to rebound.

Despite the lack of inventory in Broward and Miami Dade counties, sales volume has steadily risen, breaking more records. These sales volumes in turn are driving home prices up, up, up, and homes are selling nearly at list price, and in some instances, above list price.

With all of these gains, more listings are coming to the market, but still insufficient to meet the current demand

The president of the Miami Association of Realtors, Fernando Martinez, released the following statement regarding the current residential market to the Miami Herald, “In Miami, we are seeing a significant number of new listings coming on the market, yet supply is insufficient to satisfy demand, a reality that will continue to drive home price appreciation.”

Our market remains an attractive option for buyers, both foreign and domestic, as prices remain at 2003 levels despite the robust sales activity that persists. We could not agree more, and additionally, in Broward County, the inventory is even tighter, and the demand is higher.

The president of the Greater Fort Lauderdale Realtors released this statement to Miami Herald, “The steady and sustained rise in median home prices is supported by a declining amount of available housing inventory and fewer days on the market.”

Homes are remaining on the market shorter periods of time, and the inventory is limited, the time to sell is NOW

  •        Supply of Single Family Homes, 3.4 months, Condos, 4.3 months
  •        Median Days on Market for Single Family Home, 31 days, from 42 days in May 2012
  •        Median Days on Market for Condos, remained the same, 41 days

Miami Dade County

Real Estate Pricing is Key !

I listed PH4 at the 7000 Building in Williams Island and in less than a week it was under contract for almost full price. If you price it right it will sell ! Whereas another penthouse in the building has been on and off the market since 2004 starting at $3.1 million to now $1.750 million.

When a Listing is on the market for a long period of time, it becomes stale. PH4 pictured below was listed for $1,495,000 and sold for $1,485,000 in less than a week, this was a cash transaction and an International Buyer. The seller was realistic in his asking price and the Buyer recognized its great value and therefore paid almost list price. If a Buyer sees value and you price it right from the start you have a great chance of selling it quicker.  Pricing is an important factor especially in today’s real estate market.

8 Year Snapshot of Single Family Real Estate Inventory In Miami Dade County

As a follow up to my recent real estate blog illustrating the Broward County 8 yr. real estate inventory, here is the 8 year graph of the Miami-Dade County single family market. This is a great illustration to truly understand the market, as you will see Miami-Dade and Broward Counties have similar graphs but keep in mind this is a summary of all the single family inventory and all price ranges in Miami-Dade county.  To completely understand the market, you need to remember the market is “Community Specific”, “Area Specific” and/or “Building Specific”, in other words you cannot compare one community to another as well as water v.s. non-waterfront.  Every city, community and subdivision is different and to get real specific information about communities such as: Golden Beach, Aventura, Sunny Isles, The Point of Aventura, One Island Place and Presidential Estates we would need to dissect them individually.
