I listed PH4 at the 7000 Building in Williams Island and in less than a week it was under contract for almost full price. If you price it right it will sell ! Whereas another penthouse in the building has been on and off the market since 2004 starting at $3.1 million to now $1.750 million.

When a Listing is on the market for a long period of time, it becomes stale. PH4 pictured below was listed for $1,495,000 and sold for $1,485,000 in less than a week, this was a cash transaction and an International Buyer. The seller was realistic in his asking price and the Buyer recognized its great value and therefore paid almost list price. If a Buyer sees value and you price it right from the start you have a great chance of selling it quicker.  Pricing is an important factor especially in today’s real estate market.

8 Year Snapshot of Single Family Real Estate Inventory In Miami Dade County

As a follow up to my recent real estate blog illustrating the Broward County 8 yr. real estate inventory, here is the 8 year graph of the Miami-Dade County single family market. This is a great illustration to truly understand the market, as you will see Miami-Dade and Broward Counties have similar graphs but keep in mind this is a summary of all the single family inventory and all price ranges in Miami-Dade county.  To completely understand the market, you need to remember the market is “Community Specific”, “Area Specific” and/or “Building Specific”, in other words you cannot compare one community to another as well as water v.s. non-waterfront.  Every city, community and subdivision is different and to get real specific information about communities such as: Golden Beach, Aventura, Sunny Isles, The Point of Aventura, One Island Place and Presidential Estates we would need to dissect them individually.

Town of Golden Beach To Undergo Facelift

Golden Beach’s $14.5 Million Dollar Capital Improvement Project

Beginning the month of October Golden Beach will begin construction on their vision for beautifully landscaped, pedestrian friendly streets.  Safety and security.  The project is expected to last nearly 3 years and includes improving Ocean Boulevard with new five-foot sidewalks with concrete pavers and crosswalks, new landscape and lighting as well as 24-hour monitored infrared security system.  The project also calls for installation of new drainage systems and replacement of unsightly overhead utility lines with an underground system providing for a more attractive appearance.  The carefully planned project will be completed half-block at a time.  Improvements to the street include a new sidewalk, expanded driving lanes and new landscaping.  Although there will be some inconveniences the residents of Golden Beach believe it will be well worth it.

I am sure in 3 years Golden Beach will look like a new town and the more polished appearance will only increase Golden Beach’s Property values.

City Of Hallandale Approves $85 Million Dollar Retail Project

Hallandale Square Project

600 E. Hallandale Beach Blvd.

The City of Hallandale recently approved plans for a five-story 380,000-square-foot retail project located at the southeast corner of Hallandale Beach Boulevard and Federal Highway (US 1).  Hallandale Square will include approx. 320,000 square feet of retail, 28,000 square feet of restaurants, a 749 seat movie theater and open atrium.  Developers estimate construction to begin late spring.  The pedestrian friendly project will focus on environmentally friendly materials and design.

Whole Foods Market Coming to Hallandale Beach Florida

Whole Foods Market will be coming soon to Hallandale Beach Florida  just around the corner from the waterfront community of “Golden Isles”.  Whole Foods will be one of the anchor tenants along with Cobb Theaters for the Hallandale Square Project which is located just north of the $1billion mixed-use project , Village at Gulfstream Park.  Currently there is an old shopping center where Tony Romas and The Knife restaurant are located along with other offices and retail.

Hallandale, Hollywood, Aventura and Golden Beach Seeing Fast Growth

Hallandale Beach Florida is changing fast and is yet another reason why I think the cities of Hallandale, Aventura, Golden Beach and Hollywood Florida along with sub-communities of Harbor Islands, Hollywood Lakes, Golden Isles, Presidential Estates, Aventura Lakes and Porto-Vita will be some of the key areas for growth and appreciation since they benefit from being “in the center of both market’s of Miami and Fort Lauderdale”.

City Of Golden Beach Florida News

Grand Opening of Golden Beach Florida’s Newly Renovated Beach Pavilion

The Golden Beach Pavilion project has been completed.  The Pavilion is a focal point of the town and is only for the use of Golden Beach residents.  Among the renovations to the revamped Pavilion are wireless internet access, new furniture, renovated restrooms, landscaping to the parking lot and a new facade.  Total renovation costs are estimated around $700,000.00.  The Grand Opening was held this past Sunday September 14, 2008.

Golden Beach Residents Have Access To A Private Beach

The Beach Pavilion can be reserved by residents for parties or special occasions and is located at the Strand and Ocean Boulevard.  The community of Golden Beach is one of the only ones to offer it’s residents and registered guests access to a private beach.  Many of the Golden Beach properties are located on the intracoastal and it’s waterways or directly on the Atlantic Ocean.
