As home prices keep rising, vacant land remains a more affordable option for South Florida buyers. Buying an empty lot is a lot less expensive than you might think, and there really is something to suit every budget.

Let’s take a second to break down the numbers. The average home in Miami-Dade County sells for around $290,200, and the average list price has climbed to $409,415. However, vacant land often sells for half of that price…and you can even get more acreage for a lower price.

Whether you’re a commercial real estate investor or a buyer looking to build a home, you’ll find plenty of options when you invest in vacant land. If you can dream it, you can do it—and all it takes is a fantastic agent to help you find the property of your dreams.

As of early 2020, there is around 1,000 residential and 5,000 commercial acreage currently available for development in Miami-Dade County. Most real estate transactions involving an empty lot are a cash deal—and that can come with some pros and cons. Although it is a larger investment up front, you won’t be taking out a mortgage to pay for it. That means you won’t have a loan hanging over your head, and you’ll also own the land free and clear.

Every deal is different, so be sure to negotiate terms that you’re comfortable with. Either way, not having a mortgage means you can spend your money elsewhere—and you can even start building your next home.

This year, the Jonas Brothers will be hitting the stage and playing poolside all night long! There are a variety of ticket packages available, including reserved tables right by the action, and a family experience area for guests under 21. The base ticket for premium admission also includes access to an open bar!

Where: Anticipation Sternwheeler, 1200 N. Ocean Dr.

What: Celebrate the new year from one of three decks right on the water, as you cruise from Hollywood Beach to Miami Beach on the Anticipation Sternwheeler. Not only will you have prime views of the fireworks all around the area, but you can also enjoy bouncing from deck to deck to enjoy the festivities. On the first deck, you’ll find a DJ and casino games, the second offers dancing and live music, and the third slows things down with fresh air and scenic views.

Looking Back on 2019: The Top Home Design Trends of the Past Year

With each new year comes new trends—in food, in fashion, in entertainment, and, of course, in interior design. This year was all about sleek minimalism, and you can expect much of the popular trends of 2019 to carry through into 2020.

Here’s a look back on the top design trends of the past year—and which ones you can expect to stick around next year.

Nordic Touches

If you put industrial design and minimalism into a Venn diagram, Nordic influence would be the overlap in the center. In practice, Nordic touches look like muted tones of gray and blue, dark metal and rich wood accents, and plenty of natural lighting. It’s clean, it’s bright, and above all, it’s stylish.

Here to stay?

  • In 2020, you can still expect to see many elements of the Nordic trend in interior design, particularly in color palettes. Keep an eye out for ways to increase the lighting and draw attention to colors in your own space!

Statement Pieces

This year was all about minimalism, but that’s not to say there wasn’t room for creative expression. Statement pieces—whether in furniture, lighting, rugs, or any other feature—were all the rage for pulling rooms together, including intricate wall lighting, ornate rugs, and curved couches and chairs.

Here to stay?

  • In our opinion, statement pieces will stick around next year, but in a different way. We expect there to be a move away from actual physical statement pieces, and instead a use of colors to draw in the eye—especially through furniture.

Plant Life

This year, everyone—but especially millennials—went all in on house plants. Check any hip Instagram or Pinterest account, and you’ll see rooms filled with potted plants on shelves, hanging plants suspended from the ceiling, and greenery atop every table. And it makes sense—plants not only boost your mood, but are also a great way to fill space in your home!

Here to stay?

  • Plants can be a bit of a commitment, so unless people accidentally kill theirs off, you can expect them to stick around for a while…at least through 2020. Next year, we may even see favor shift to larger plants!

Geometric Patterns

Honeycomb shelving, geo terrariums, octagonal mirrors—you couldn’t walk into a store this year without seeing some form of geometric home decor. The trend was in part influenced by its ability to mesh well with other popular designs, like industrial and boho chic.

Here to stay?

  • The dynamic nature of geometric patterns doesn’t fit too well with minimalistic design, so you shouldn’t count on this trend lasting into next year.

Dark Colors

Perhaps influenced by the blues and grays of Nordic design, dark colors were splashed throughout homes everywhere this year, particularly in kitchens. Edgy shades of black, grey, and blue blended well with metallic and wood accents and preserved that modern and minimalistic atmosphere.

Here to stay?

  • Dark colors certainly fit the bill for next year, but we also wouldn’t be surprised to see them moving out of favor as people gravitate towards lighter pastels and muted tones—which tend to open up the space a little more than the former.

45th Annual North Miami Winternational Thanksgiving Parade

Where: Along 125 Street from NE 6 – 12 Avenues

What: Marching bands, giant floats, festive characters—the North Miami Winternational Thanksgiving Parade has been going on for decades and is quite the staple in the South Florida area. If you need some plans on the morning of your Turkey Day, be sure to come out and watch.

North Miami Beach Tree Lighting Ceremony

When: December 5th, 6pm – 8pm

Where: City Hall

What: Ring in the start of the holiday season with the rest of the North Miami Beach community at the annual Tree Lighting. Not only can you witness the dazzling lights come alive on this year’s tree, but there will also be Christmas carols and refreshments available. It’s the perfect way to get in the holiday spirit!

Hollywood Beach Candy Cane Parade

When: December 7th, 7pm

Where: Hollywood Beach Boardwalk

What: Fun fact: the Hollywood Beach Candy Cane parade is one of the longest running parades of its kind in the entire country. What started as a small gathering in the 1950s has grown to become a tradition for thousands! Where: Arts Park @ Young Circle

What: A giant Christmas tree, a Christmas pageant, Santa Claus, live music, dancing, giveaways—Christmas Near the Beach packs all of the holiday highlights you can think of into one event. The celebration lasts for five hours and is totally free to attend, and often brings in several thousands visitors of all ages from around the area.

Snow Fest & Community Safety Day Parade

When: December 14th, 5pm – 11pm

Where: City Hall

What: Snow in Florida? At the Snow Fest celebration—one of the biggest holiday events in the area—anything is possible! Last year, over 10,000 people came out to enjoy the giant snow mountain, rock climbing wall, carnival rides and games, food and drinks, live music, and more. This year promises to be even bigger than the last!

Winterfest Boat Parade

When: December 14th, 6:30pm – 8:30pm

Where: 512 NE 3 Ave., Fort Lauderdale

What: Heralded as “the Greatest Show on H20,” the Seminole Hard Rock Winterfest Boat Parade lasts for 2.5 hours and stretches 12 miles along the waters of New River, to the Intracoastal Waterway, to Lake Santa Barbara. The pre-show features tons of non-motorized vehicles, while the main event brings in giant showboats and yachts, each decked out in holiday decor and dazzling lights. You can also expect live music and special guests throughout the night!

If you want to make the art museum rounds, the the Museum of Contemporary Art in North Miami should be next on your list! The 25,000 sq. ft. building houses a rich collection of sculptures, paintings, and more created by local, national, and international artists. Keep in mind, the main gallery of the museum is closed until November 26th, but will reopen after the installation of two new exhibitions—Cecilia Vicuña’s About to Happen and Alice Rahon’s Poetic Invocations

Frost Museum of Science

A beautiful new addition Miami’s Museum Park, the Frost Museum of Science stretches across four acres of land, offering a state-of-the-art planetarium and aquarium, as well as six floors of interactive exhibits.

The three-level aquarium mimics the Gulf Stream, with the top floor reserved for creatures of the open water like hammerhead sharks and mahi-mahi, the second floor for colorful parrotfish and damselfish, and the bottom level for fish of the deep—showcased through the breathtaking 30-foot oculus.

Not to be outdone, the planetarium offers an 8K visual system, which is twice what you’d find in a typical planetarium, as well as six 3D-capable projectors and 250 seats. If you haven’t visited the Frost Museum yet, it should be at the top of your list!

HistoryMiami

HistoryMiami is a Smithsonian Affiliate in heart of downtown that’s committed to sharing and remembering Miami’s past. The museum houses over 37,000 artifacts, dating all the way back to the prehistoric ages, detailing over 10,000 years worth of local history. The current rotating exhibit is all about the highlights of the Pro Football Hall of Fame, and you’ll also find collections on the Miami International Airport, the Whitman Family, and the history of our unique local culture.
